After the fall of the Aztec capital in 1521, Spanish leaders pushed south to bring new territories under Spanish control. In late 1523, Hernán Cortés sent Pedro de Alvarado toward what is now Guatemala with Spanish soldiers and many Indigenous allies from central Mexico. This began the main phase of Spanish conquest in the Guatemalan highlands.
On 1524-02-08, Alvarado’s force fought at Xetulul (Zapotitlán area) after crossing into Kʼicheʼ territory. The battle helped the Spanish and their allies move from the Pacific plain into the highlands. It also signaled the start of a fast-moving military push against major Maya kingdoms.
On 1524-02-18, Kʼicheʼ forces confronted Alvarado’s army in the Quetzaltenango valley and were decisively defeated. The loss weakened Kʼicheʼ military power and led their leaders to seek peace talks. This defeat set up the Spanish entry into the Kʼicheʼ capital soon afterward.
On 1524-03-07, Spanish forces entered the Kʼicheʼ capital Qʼumarkaj (also known as Utatlán) after local leaders invited them in. Alvarado arrested key lords and the city was later burned, crippling Kʼicheʼ political leadership. This marked a major turning point in Spanish control of the highlands.
On 1524-04-14, the Kaqchikel leadership welcomed the Spanish into Iximche and allied with them against rivals. The alliance gave the Spanish large numbers of local fighters and logistical support. It also reshaped regional politics, since Spanish power grew by using existing conflicts among Maya states.
On 1524-04-18, Alvarado and Kaqchikel allies attacked the Tzʼutujil near Lake Atitlán and forced their leaders to submit soon after. This expanded Spanish influence beyond Kʼicheʼ territory and strengthened the short-lived Spanish-Kaqchikel partnership. It also showed how Spanish victories often depended on Indigenous allies.
On 1524-07-27, Alvarado proclaimed Iximche as Santiago de los Caballeros de Guatemala, the first Spanish capital in the region. The new capital symbolized a shift from raids and battles to an attempted colonial administration. But the location depended on continued cooperation with the Kaqchikel, which soon broke down.
On 1524-08-28, the Kaqchikel abandoned Iximche and withdrew to the forests and hills, turning against their former Spanish allies. Spanish demands for gold tribute helped trigger the break. The rebellion forced the Spanish to fight a longer war and to relocate their colonial center.
In 1527, after sustained Kaqchikel attacks, the Spanish moved their capital from the Tecpán area and refounded Santiago de los Caballeros in the Almolonga Valley (later called Ciudad Vieja). The move shows how Indigenous resistance shaped early colonial settlement patterns. The new site aimed to be more defensible and easier to supply.
On 1530-05-09, exhausted by years of warfare, key Kaqchikel kings returned and surrendered at the Spanish capital in Ciudad Vieja. Their submission reduced the most serious highland resistance near the colonial center. It also allowed Spanish authorities to expand forced labor and tribute systems more widely.
On 1534-12-18, Francisco Marroquín was appointed Bishop of Santiago de Guatemala, becoming the first bishop in the area. The bishopric strengthened Spanish rule by organizing churches, education, and conversion campaigns in Indigenous communities. This institutional growth supported longer-term colonization beyond the initial conquests.
On 1537-05-02, Governor Alonso de Maldonado and Dominican reformers (including Bartolomé de las Casas) agreed to the Capitulaciones de Tezulutlán. The plan aimed to bring the Tezulutlán/Verapaz region under Spanish rule through missionary work and negotiated submission rather than military campaigns. It marked an important shift in strategy in areas where armed conquest had stalled.
On 1541-09-09, Beatriz de la Cueva was declared governor of Guatemala shortly after news arrived that Pedro de Alvarado had died in June 1541. Her short tenure shows the political uncertainty among Spanish elites during the early colony. Governance quickly shifted again after a natural disaster destroyed the capital.
On 1541-09-11, a catastrophic debris flow (often described as a lahar or mudslide) from Volcán de Agua devastated Santiago de los Caballeros in the Almolonga Valley. Many people died, including Governor Beatriz de la Cueva, and the settlement was abandoned. The disaster forced the Spanish to relocate the capital again, reshaping the colony’s administrative center.
In 1543, Spanish authorities refounded Santiago de los Caballeros in the Panchoy Valley, the site known today as Antigua Guatemala. The move provided a more stable base for government, church leadership, and economic control. This refounding helped consolidate Spanish colonization across much of Guatemala by the mid-16th century.
On 1543-09-13, the Spanish Crown created the Audiencia (high court and governing council) for Central America, known as the Audiencia of Los Confines/Guatemala. The Audiencia strengthened colonial administration by overseeing justice and helping coordinate policy across provinces. This institution marks a clear outcome of conquest: military control translated into a more permanent governing system.
